Our pre-construction processes pave the way for a successful project foundation, starting even before a shovel breaks ground. We are highly regarded for our early understanding of how to direct the effective roadmap of each project, minimizing surprises. We consider this to be just as important as the building phase. • Timely deliveryEstimating and Scheduling—We begin the process with initial Schematic Design Estimates. This encompasses the initial conceptual design of the structure, taking into account square footage, prominent features, and site considerations. This is typically a process between the Owner and Architect, but we find great value in being involved to provide input and guidance for the design process.
As the design iterations continue and details come together in the Design Development, Permit Set, and Construction Documents, we continually update our estimates, each time fine-tuning costs and scheduling. With each set of developed drawings, we can assign more accurate subcontractor costs to scopes and establish milestone dates for key activities. This process provides a reliable and transparent roadmap for successful financial planning.
